Vendors Guide: 10 Steps to a Successful Sale

"Our aim is to make property sales, stress-free, hassle-free and quick!"

A move in time and date will be provided to tenants when all monies and documentation have been received and approved by Property People.

Failure to complete all necessary components at least 1 week prior to commencement of lease will result in a delay in the move in.

Step 1

Arrange for an experienced member of our team to arrange a valuation of your property. This will help give you a realistic idea of what your property is worth and help you in deciding your next step on the property ladder.

Step 1
Deciding to Put Your Property on the Market

After you have had the time to consider your valuation and decide you want to proceed with the sale of your property, all you simply need to do is contact one of our agents. We will arrange to forward all necessary paperwork to you and proceed with the marketing of the property.

Step 2
Professional Marketing

Once we have received written consent to market your property for sale, we will arrange for professional photography to take place, instruct erection of a For Sale board, and list the property on all major websites, to include;, and PropertyNews.

We also frequently run media campaigns with many local newspapers and so your property may feature in this also. We aim to obtain maximum exposure of any property.

In order to market your property it is now a legal requirement to advertise the Energy Performance Rating. We can arrange for an Energy Performance Certificate to be obtained on your behalf, just contact one of our agents to discuss.

Step 3
Setting the Tone

It is always best to show the property in its best light.

An agent will always contact you with prior notice of any viewings, giving you the opportunity to present the property in a manner with which you are happy.

Step 4
The Whole Package

All of our agents are selling properties on a daily basis. We therefore believe that our knowledge and expertise is vital is securing any potential offer from viewings. For this reason we accompany all sales viewings (unless otherwise instructed by the vendor). This also gives the vendor the time to focus on the more important things, like finding their next home.

Step 5

Feedback is imperative to any sale. Our agents will be sure to contact any viewers and obtain feedback on the viewing; this information will then be relayed to the vendor. This helps give both the agent and the vendor direction in the sale.

Step 6
Agreeing the Sale

Our agents will always put forward any offers and the status of same to the vendors. They will also at this point give their opinion on the offer and try to help you with your decision-making.

Once you have received an offer on the property, that you are happy with you are then in a position to agree the property for sale.

The agent will request necessary information from yourself and the potential purchaser in order to help progress the sale.

Step 7

Once your property has been agreed for sale, you will need to appoint a solicitor to complete the conveyancing work on your behalf. We will arrange to forward all details of the sale to your solicitor and the potential purchasers solicitor.

From this point the estate agent will regularly check in with all associated parties and try to move the sale forward.

Step 8
Completion of the Sale

As matters are progressing we will try and gauge an idea of a completion date.

Once a completion date has been agreed between both parties the contract will be valid from this date and any completion monies are to be received by the vendors solicitor on that date.

At this point you can arrange for removal vans and redirection of mail.

Step 9
Completion Day

Ordinarily we will arrange for the keys to be collected by the purchasers from one of our branches.

We will not release any keys until we have received authorisation from the vendors' solicitor that monies have been received.
