Property People established in 2007 opening in Antrim Road in North Belfast, expanding in 2010 to South Belfast’s Ormeau Road and again in 2016 opening it’s third branch in Augher to offer it’s excellent residential estate agency service to the Tyrone and Mid Ulster Area. The services we offer are residential sales and lettings, Property management and more recently we have expanded into the short-term serviced room rental market that we have grown rapidly to over 150 rooms. 

THE ROLE

The Property manager’s role is varied and diverse. The successful candidate will spend time in the office and out onsite in properties throughout the catchment area. It is suited for an individual who is very well organised and meticulous, has good record keeping skills, has excellent customer service and communication skills. The property manager looks after ensuring that all reported repairs are completed and liaises with tenants, landlords, tradespersons and government agencies such as environmental health and the housing executive. 

RESPONSIBILITIES

Ensure all properties on the market comply with current legislation (EPC’s and gas safety certificates). Deal with all incoming repair reports, log all repairs on the property management system, liaise with the landlord and tenant regarding the nature of the repair and repairing responsibility, delegate the repair to the appropriate trades person and keep all parties informed of progress. Ensuring adequate access for the repair to be carried out. Ensuring all repairs are charged out on landlords statements Keep accurate records of all repairs, costs and any revenue Keeping records of tradesperson performance liaising with tenants after the repair has been carried out Ensuring all tradespersons are paid Inspecting properties before tenants move in, during a tenancy and after tenants move out. Keeping landlords informed of any issues. Advising the landlord of any repairs or issues prior to tenants moving in Ensuring that all keys, gas and electric cards are present before move in Ensuring tenants names are on the utility accounts of leased properties Keep landlords up to date on all property inspections Create a list of any issues noted on the move out inspection, forward a this to the tenant, landlord and Tenant deposit protection company Inform the Finance officer of all deductions from the tenants deposit due to damage or mistreatment of the property during the tenancy and that the tenant is liable for. Prepare reports for the tenant protection deposit scheme and small claims court Attend small claims court as required to give evidence. Ensure all required safety certificates are up to date Ensure all tenancies are renewed and up to date. 

ESSENTIAL CRITERIA

The successful candidate must

Have a full clean driving licence and access to own car Have a minimum of 5 GSCE’s C and above including English and maths, Has one year experience inn a property management role or two years experience in working in a property environment. Be computer literate with a working knowledge of Microsoft office word and Microsoft excel.

DESIREABLE CRITERA

Is a full member of NAEA or ARLA Has experience of using the Rentpro property management software system Has a further education qualification in a property related subject Has experience in a customer service environment dealing with complaints/ requests Has experience in property maintenance
