Payment of Rent

Rent is taken by standing order Monthly. It is your responsibility to ensure there are sufficient funds in your account. A £25.00 fine is charged for late rent increasing weekly if rent is unpaid.

What is a guarantor?

A guarantor is someone who signs the lease with you and takes on your financial obligations under the lease. He or she doesn't actually become a tenant or occupant live in the apartment with you, but chooses to become bound to the lease. This means that if you don't pay the rent on time, the landlord can come after the guarantor for the money.

Guarantor to provide photocopy of ID and confirm they are homeowners and employed earning in excess of £15k.

Payment of Rent

Rent is taken by Standing Order Monthly. It is your responsibility to ensure there are sufficient funds in your account and to check that your rent has been processed by 1st of each month.

Late rent will incur a fee of £25 on a weekly basis, from 2nd of each month.

Release of keys and Move in

Property keys can not be released until all tenants in the tenancy have returned all documents, completed correctly and full deposits with first months rent in advance have been paid.

It is the tenant's individual responsibility to ensure that their housemates get details in and that all documentation is correct. If there are any queries regarding information, contact our office immediatley.

I hereby confirm that the information provided by me is, to the best of my knowledge, true. I consent to this information being verified by contacting third parties detailed in this form. I understand that the results of the findings will be forwarded to the landlord and may be accessed again should I default on my rental payment or apply for a new tenancy agreement in the future. I agree that property people and/or their approved agent may search the files of a credit reference agency and ids ltd, the insurance industries data collection agency, which will keep a record of that search.

I also understand that in the event of my defaulting on the rental payment, that any such default may be recorded with the credit referencing agency who may supply the information to other credit referencing companies in the quest for the responsible granting of tenancies, insurance and credit.

I understand that in the event of any default by me in respect of the covenants in my tenancy agreement with my landlord, the information contained herein may be disclosed to tracing companies and/or debt collection agencies in order to recover monies due or to trace my whereabouts. Property people will remain the data controller for the purposes of this application. The information provided by me in this form is information as described in ground 17 of the housing act 1996 and I understand that if any information within this application is found to be untrue, it shall be deemed as grounds for a termination of the tenancy.

This application is given under the understanding that the property in which it is in relation to is taken in the condition as seen on the day and that the holding fee has been paid.

I understand that I will have 1 week from the date hereof to complete all necessary documentation, in order to make my tenancy legally binding, unless otherwise specified by the agent in adjoining documentation.

I further understand that failure to complete any associated paperwork within the allocated time frame, will permit property people to charge a fee of £99 +vat and recognise that the property shall be remarketed for let.

By way of definition when a deposit is paid and application completed, the tenant will be deemed to have committed himself / herself to take up the lease. It is hereby agreed between the agent and the proposed tenant that deposit monies are strictly Non-Refundable after the named tenants have committed themselves to said property, this is in lieu of the work completed by the agent.
