House Rules for Tenants

Property Maintenance

It is the tenants' responsibility to ensure that the property is well maintained throughout their tenancy. This includes ensuring all garden/yard areas are kept clean and tidy and all rubbish is disposed of correctly.

Rule 1

Smoking and the use of candles are not permitted in any property, unless otherwise specified.

Rule 2

Tenants are not permitted to make any alterations to the property, without permission from the Landlord/Agency. This includes, but is not limited to, erecting curtain poles, putting up pictures/posters, redecoration.

Rule 3

Tenants are NOT permitted to get keys cut or locks changed without first seeking permission from Property People.

Should a new key be required it must be requested directly through Property People and the cost of same will vary, depending on the type of key. The type of key will also directly impact upon the timeframe of replacement.

In cases where the security of the property may be at risk the landlord may request that the locks are changed. This will be at the expense of the tenant(s).

If you require access to your property, Property People can enable access. A fee may apply for this service.

Rule 4
Leaving the premises unoccupied

When leaving the premises for a period of time in excess of 1 week, please notify the agency. Please also ensure that the property is secured and all doors and windows are locked and the heating has been set on a timer to come on at least 2-3 times per day for 1 hour per session. This is particularly necessary during winter months and colder weather.

Rule 5

Tenants are reminded of the obligations of the tenancy agreement, with reference to noise and nuisance to landlord/agent and/or surrounding neighbours and occupiers.

Rule 6
Heating Your Property

In all properties, it is the tenants' responsibility to ensure there is an adequate supply of gas/oil at all times. If tenants run out of gas/oil they will be responsible for cost of reconnecting same.

Rule 7
Disposal of Rubbish

Tenants must correctly dispose of all rubbish and leave bins out on the day of collection.

Rule 8
Fire Equipment

If any fire equipment, to include the fire alarm panel shows signs of damage, the cost of repairing same will be payable by the tenant(s).

Rule 9

It is imperative that all properties are went heated and ventilated to minimise the risk of condensation. Please ensure the property is frequently ventilated and the property is well heated and all extractor fans are used, where provided.

Rule 10
Reporting Repairs

If you wish to report a repair can you do so, during office hours, by calling the office on 028 90747 300. Repairs being reported outside of office hours should be done so to 07435780115. Repair issues on this mobile number can only be dealt with if a voicemail is left. We would highlight that this number should only be called for emergency repairs, i.e. heating.

We aim to have all repairs completed within a reasonable time frame. Repairs will be dealt with on a priority basis.

  • High Priority Repair - 24 hours from reporting
  • Medium Priority Repair - Completion within 2-5 days
  • Low Priority Repair - Completion within 28 days
Rule 11
Communal Buildings/Apartment Blocks

In instances where there are communal spaces, for example hallways in apartments, any damage caused in these areas must be reported immediately. Failure to identify the cause of the damage will result in the cost of the repairs being split between each tenant in the block.

Rule 12
Moving Out

Tenants must supply Property People with 28 days written notice stating their intention to leave the premises, at the end of their tenancy.

All tenants must have vacated the premises by 10a.m. on the day of move out. Failure to have left by this time may result in additional charges.
